Q: How do I request warranty service?
A: We introduce you to the Hubbell Homes Warranty Portal when you attend our exclusive Pre-Closing Warranty Workshop. We discuss how to access the web based Punchlist Manager and show you how to submit warranty requests. Since the program is web-based, you can submit requests any time of day, any day of the week. In addition, you will be able to monitor the progress of each request.
Q: How do I handle an emergency?
A: While we strive to build a trouble free home, we realize that from time to time something in your home may not perform as intended and sometimes this happens during the most inopportune time. An emergency is defined as an occurence that will not allow you to stay in your home. Examples would be total loss of electricity, total loss of water, breakdown of the furnace when the temperature is below 35 degrees, or a gas leak. We provide a list of emergency contacts for these purposes and encourage our homeowners to program them into their phones so that they are easily accessible if a situation like this arises.
Q: How long is my warranty coverage?
A: Hubbell Homes provides for one-year warranty coverage that starts the day you move in. However, you home is made up of hundreds of components supplied and/or installed by trained professionals who take great pride in their work and some of these components have life-time coverage for as long as you own your home. We cover in detail the provisions of your coverage at the Pre-Closing Warranty Workshop.
Q: What if I am unsure of some of the basics of home maintenance?
A: Another purpose of the Pre-Close Warranty Workshop is to familiarize you with the maintenance requirements of your new home. We spend time on the most common items like windows and countertops, but also go deeper and talk about the changes a new home goes through in the first year or so. We don't just talk about it, we demonstrate it with life size props. In addition, every new Hubbell homeowner is treated to a thorough orientation walk-through shortly before closing. Our walk-through specialist will go through every room of your home wuth you to make sure you are familiar with the features of your home.
Q: I have a floor squeak in my bedroom floor. Do I have defective floor joists?
A: Typically, floor squeaks are caused by the slight separation of the subfloor from the joists due to shrinkage for the drying out process of a new home. When this shrinkage occurs the subfloor may move along the shank of a nail or screw which causes the noise. While floor squeaks are not acceptable, a totally squeak proof floor cannot be guaranteed. A reasonable effort will be taken to eliminate these floor squeaks without removing finished flooring or ceiling finishes.
Q: I have cracks in my driveway. Is that covered?
A: Yes, Hubbell Homes warrants exterior concrete to certain specifications that are detailed in your warranty booklet. Cracks outside of control joints that exceed ¼ of an inch in width or ¼ inch in vertical displacement shall be repaired. Typical repairs are sealing or patching of concrete with an acceptable concrete sealant or patching material.
Q: After the last heavy rain, I had a crack in the basement foundation wall leak water onto the basement floor. Is that covered?
A: Your foundation wall was waterproofed shortly after the wall was poured before they backfilled against the foundation walls. This waterproofing offers a ten-year limited warranty against leaks. One of the limitations is that the homeowner maintain proper grade around the foundation to encourage drainage away from the foundation walls. Given proper drainage the waterproofing company will take steps to seal any crack that produces moisture for up to 10 years from the date of your closing.
Q: My siding is bowed or wavy.
A: Some waviness in vinyl lap siding is to be expected because of bows in exterior wall studs. Waves or similar distortions are considered excessive if they exceed ½ of an inch in a 32 inch measurement.
Q: My siding has faded and the color doesn’t match other parts of my home.
A: Any color siding, when exposed to the ultra-violet rays of the sun, will fade. Fading cannot be prevented by the builder. However, panels installed on the same wall and under the same conditions should fade at the same rate. We encourage the homeowner to contact the siding manufacturer and file a warranty claim. Your siding has a limited lifetime performance warranty that may cover this occurrence.
